What You'll Notice After We Take Over

The building stops looking older than it is. Somebody finally reached the soffits, the light fixtures, and the corners above the door, and it stays that way because it's on a schedule instead of happening when someone complains.

Most exteriors don't need chemicals or higher pressure that destroys stucco. They need water, volume, and someone paying attention.

What Chemical-Free Exterior Pressure Washing Is

We focus on two core principles: purified water and high-volume flow. Running water through a deionizing system strips out minerals so glass and surfaces dry clear without squeegeeing or spot-wiping..

We then use water volume rather than harsh pressure. Moving adequate water volume at a controlled pressure lifts dirt, pollen, and webs off walls without cracking stucco, stripping paint, or forcing moisture past window seals. Every surface is swept first so we rinse away dust rather than creating mud.

Chemical-Free Pressure Washing Is Ideal For

Properties that need clean exteriors without harsh chemicals near landscaping, foot traffic, or shared common spaces. Here are the properties we regularly service:

HOAs & Community Associations

Perimeter and entry monument walls, sidewalks, mailbox kiosks, clubhouse entries, pool deck surrounds, and playgrounds. Common areas cleaned on a set rotation.

Country Clubs & Clubhouses

Clubhouse exteriors, member entries, cart paths, halfway house, patios, pool decks, and outdoor dining. Scheduled around events and early tee times, not through them.

Commercial Property & Industrial Parks

Multi-tenant facades, shared entries, breezeways, sidewalks, monument signage, and dock area frontage. One vendor across the portfolio instead of a crew at every building.

Retail Shops & Shopping Centers

Storefront glass, entry concrete, sidewalks and breezeways, awnings, signage surrounds, and gum removal. Run overnight so every door opens to a clean walkway.

Self Storage Facilities

Santa Ana season drives fine grit across the whole property. Office exteriors, corridors, keypads, camera housings, and the drive aisles between buildings.

Auto Dealerships

Showroom glass, entry concrete, display pads, canopies, signage, and customer walkways. Handled overnight so the front of the store is dry before sales arrives.

Schools & Daycares

Building exteriors, walkways, entry canopies, lunch shelters, handrails, and play yard rubber and turf at low pressure. Most of it runs over school breaks.

Churches

Sanctuary entries, courtyards, covered walkways, fellowship hall exteriors, preschool play surfaces, and parking lot frontage. Worked midweek so nothing lands on a Sunday.

What's Included Every Visit

Every site gets scoped surface by surface, because a stucco wall, a metal canopy, and a solar array all want different handling.

Is a dirty exterior turning away potential customers?

How It Works

Five Steps, and it starts with a coffee.

We bring coffee to every walkthrough. Just let us know your order.

Walk Your Building Property

We meet on-site and walk the full exterior together. Facade materials, window and door layout, roof and panel access, and the specific spots that have been bothering you for a while. Nothing gets quoted off a satellite photo.

Match the Method to the Material

Stucco, EIFS, brick, painted metal, glass, and panels each take water differently. We identify what you have and set the pressure, the flow, and the approach for each one before the truck gets loaded.

Schedule Around Your Needs

Work runs off-peak, overnight, or on weekends so your entries stay open and nobody's vehicle ever catches overspray. Every surface is dry and back in normal use well before you open the doors the next morning.

Show Up On Time, Sweep, Then Wash

We start when we said we would. Every surface gets swept and knocked down first, then purified water at a controlled pressure, always working top down so nothing we clean lands back on what we already finished.

Follow Up Quality Checks

Mark doesn't disappear once the job is booked. He walks the project with the crew again during and after the job is complete to ensure the work has been done right and meets our quality standards before the job is marked done.

What Your Other Bids Are Leaving Out

Three quotes will look close. The difference is what nobody wrote down.

Ask what pressure goes on the walls. If the answer is one number for the whole building, they're running the same setting on your stucco that they run on the sidewalk. High pressure strips paint, opens cracks, pushes water past window seals, and gets behind exterior insulation finish systems where it has no way to dry.

Then ask what's in the water. Tap water leaves its minerals behind when it evaporates, which is the spotting on your glass and the film on your panels that shows up the next morning and makes the whole job look unfinished.

Pressure breaks buildings. Volume cleans them.

Don't let dust and cobwebs be what people notice first.

What Sets Us Apart Is Knowing What the Building Is Made Of

Stucco, EIFS, brick, block, painted metal, and anodized aluminum each require different handling. Owner Mark Bradley brings a construction background as a fourth-generation tradesman. Understanding how a wall is built determines how much pressure it can safely take:

Purified Water Dries Without Spots

Tap water carries dissolved minerals. When it evaporates the minerals stay, which is the white spotting on glass and the film on panels that looks like the job wasn't finished.

Running water through a deionizing system strips those minerals out. It leaves nothing behind, so glass and panels dry clear without anyone squeegeeing them, and it lifts soil more aggressively than tap water does on its own.

The Pressure Changes With the Surface

A concrete walkway and a stucco wall are not the same job, and a crew running one setting all day is going to damage one of them.

Walls get volume at low pressure so the water carries dirt off instead of forcing it in. Flatwork gets a rotary surface cleaner, which spreads the pressure evenly across the whole path. Glass and panels get the softest setting we have. Same machine, different tip, and knowing which is which is the trade.

Nothing We Spray Can Burn Your Landscaping

Harsh cleaners drifting onto a planter bed will kill a hedge, and the property manager finds out three weeks later when it goes brown..

Purified water means there is nothing in the overspray to hurt a plant, a lawn, or a tree well. It also means we work right up against your beds and tree grates instead of taping off half the frontage and cleaning around them.

Solar Panels Want the Same Water Your Glass Does

Dirty panels make less power. Anything sitting on the glass is blocking the sunlight the panel was bought to collect, and around here it can go eight months without rain to wash it off.

Panel manufacturers generally specify demineralized water and soft brushes, and prohibit abrasives, harsh cleaners, and high pressure. We follow the O and M manual for your specific array rather than a generic method, because a scratched panel is not a cleaning problem anymore.

On a Schedule, It Never Gets Bad Enough to Need More

Four visits a year costs less than one. That sounds backwards until you price it. Dust builds slowly, so nobody notices until the building looks a year older than it is, and by then it's baked on. Baked-on dirt takes more time, more passes, and more equipment.

A building on a schedule is a routine visit. A building left three years is a restoration, and you're paying to undo the wait. We set the interval to how exposed your property actually is, usually two to four times a year.

While We're Washing Your Building

We flag what needs fixing.

An exterior washing crew inspects every square foot of your building up close. Our team actively looks for failing window caulk, hairline stucco cracks, loose fascia, damaged flashing, rusted downspouts, and clogged gutters. When we spot a facility defect, we log it and route it to our building maintenance division so it can be fixed promptly.

Most of the time it's fixed before you even hear about it.

Pressure Washing FAQ

Our most frequently asked questions about commercial pressure washing in the Conejo Valley.

Will pressure washing damage our stucco or paint?

No, because we change the pressure to match the surface.

Walls get volume at low pressure, so the water carries soil off rather than forcing it in. Flatwork gets a rotary surface cleaner that spreads pressure evenly. Glass and panels get the softest setting on the machine. A crew running one number all day is going to wreck something, and if a bidder answers this question with a single PSI figure, that's what they're planning.

Two to four times a year for most buildings. More if you're on a busy road.

Dust, pollen, and road film build so gradually that nobody notices until the building looks tired. On a schedule it never gets past the point where water and controlled pressure handle it easily. A building fronting a main road or sitting near open ground collects noticeably more than one tucked into a business park, so we set the interval after we see your exposure rather than selling everyone the same plan.

No. Purified water and the right pressure do it.

Dust, pollen, cobwebs, soot, and road film come off with clean water, volume, and the correct setting for the surface. That means nothing in the overspray that could burn your planters, nothing that could strip your paint, and no residue left behind on glass. It also means we can work close to beds, tree wells, and outdoor seating without taping anything off.

Because the spots people complain about are minerals from the water itself.

Tap water carries dissolved calcium and lime. The water evaporates and those minerals stay behind as spotting on glass and film on panels. Deionized water has nothing in it to leave, so surfaces dry clear on their own. Panel manufacturers generally specify demineralized water and soft brushes and prohibit abrasives and high pressure, so we work from the O and M manual for your array.

A standard spigot is plenty. We bring everything else.

Water runs through our own filtration on site, so we're not relying on what comes out of your tap to leave a clean finish. We carry our own equipment, hoses, and poles, and we work off ground level wherever the reach allows rather than putting ladders against your building. If there's no usable water source on the site, tell us at the walkthrough and we'll plan for it.

Yes. We carry commercial general liability, worker's compensation, and commercial auto insurance.
